1201 Connecticut is a conversion from office to apartments of the existing Longfellow Building. The building is 12 stories in height, with terrace setbacks at the 11th floor on the west and south sides. The existing building consists of approximately 182,000 gsf of FAR on the 1st through 12th floors and approximately 17,000 gsf in the cellar. The existing 12 story office building will be renovated to provide 160 residential rental apartments. The ground floor will contain retail space, the residential lobby and amenity space. The roof will receive a new rooftop one story steel framed penthouse structure addition of approximately 2,000 sf containing amenity spaces. The rooftop will have a new raised pool. The facades shall be renovated to restore the building to a condition that is closer to its original 1941 design. The existing granite over cladding (circa 1980 renovation) will be removed and the existing brick spandrels revealed. The brick spandrels on the south, Rhode Island Avenue façade, will be cut down by 5 brick courses, lowering the typical window sills to approximately 30” above the floor.
