209-213 PENNSYLVANIA AVE SE, WASHINGTON, DC 20003

209-213 was a major commercial renovation of two historic buildings in Capital Hill for the non-profit organization, The Conservative Partnership Institute (CPI). This project serves as the main headquarters for CPI and it delivers an entertainment area for large social functions as well as some commercial office use.

The project was a complete renovation with significant structural improvements that began with lowering the basement of both buildings by 8-10 feet. This involved underpinning of all surrounding structures, all new concrete foundations for both buildings, and a significant amount of new structural steel and wood framing for all of the floors. New steel stairs were added with a new elevator as well as an ornamental stair for visitors. Because this project fell under the purview of the Historic Preservation Review Board, there were façade restorations to bring the buildings back to their original character.
