209-213 PENNSYLVANIA AVE SE, WASHINGTON, DC 20003

209-213 is a major commercial renovation of two historic buildings in Capital Hill for the non-profit organization, The Conservative Partnership Institute (CPI). This project will serve as the main headquarters for CPI and it will deliver an entertainment area for large social functions as well as some commercial office use.

The project is a complete renovation with significant structural improvements that begin with lowering the basement of both buildings by 8-10 feet. This will involve underpinning of all surrounding structures, all new concrete foundations for both buildings, and a significant amount of new structural steel and wood framing for all of the floors. New steel stairs will be added with a new elevator as well as an ornamental stair for visitors. Because this project falls under the purview of the Historic Preservation Review Board, there will be façade restoration to try to bring the buildings back to the their original character.
